What we do, and roughly what it costs.
Prices below are typical ranges for a Bristol property, including labour and VAT. You get an exact figure in writing before we start — these are here so you can sanity-check us, not so you can hold us to them.

Emergency callouts
Burst pipes, uncontrollable leaks, no water, sewage backing up, or a boiler that's failed in winter with someone vulnerable in the house. We run one engineer on call overnight and at weekends.
- Callout window
- Within 2 hours for a burst or uncontrollable leak. Within 4 hours overnight.
- Typical cost
- £95 callout (daytime) / £145 (nights, weekends, bank holidays), plus parts. First hour of labour included.
- What we can't do
- We're not a drainage-only contractor. Sewage and main-line blockages get referred to a specialist we trust, and we'll tell you that on the phone rather than after we've arrived.
Before we arrive
Water leak: turn off the stopcock. Usually under the kitchen sink, or in the front garden under a small metal cover.
Smell of gas: don't touch light switches. Turn the gas off at the meter, open doors and windows, leave the building, and call 0800 111 999.
No heating: check the boiler pressure gauge. Under 1 bar, and there's a filling loop, you can top it up yourself.
Common causes
Pressure loss from a leaking radiator valve or a failed expansion vessel.
A diverter valve stuck in the heating position — hot radiators, cold taps.
A frozen condensate pipe in a cold snap. Thaw it with warm water, not boiling.
Air locked in the system after a drain-down.
02 · Heating & hot water
No heating, no hot water, cold radiators
We diagnose before we quote. That means a proper look at the boiler, the controls and the system — not a guess and a parts cannon.
- Diagnostic visit
- £75, waived if you go ahead with the repair.
- Radiator not heating
- £85–£140 per radiator, depending on whether it needs balancing or flushing.
- Powerflush
- £380–£650 for a typical 8–10 radiator house. We'll tell you if you don't need one.
- Diverter valve replacement
- £220–£340 depending on the boiler make.
03 · Gas Safe registered
Boiler servicing, repair and replacement
Every gas appliance we touch is covered by our Gas Safe registration. You'll get a written service record, and we'll tell you plainly if a boiler is worth repairing or not.
- Annual service
- £85. Includes a flue gas analysis and a written record.
- Repair
- £95 diagnostic, then parts and labour. Most common faults fixed within one visit.
- New combi install
- £1,900–£3,200 depending on boiler and whether the flue and condensate run need redoing.
- System or conventional swap
- From £2,400. Requires a cylinder assessment.
- Warranty
- Up to 10 years on the boiler, 2 years on our labour, when serviced annually by us.
We fit Worcester Bosch, Vaillant and Baxi. We'll quote two options and explain the difference in plain terms, not in marketing language.
Worth knowing
A boiler older than 15 years with a failed heat exchanger is usually not worth repairing. We'll say so.
You don't need a new boiler because the pressure drops. You need a £12 expansion vessel and an hour.
If a quote feels high, get a second one. We won't be offended.
Signs of a real problem
The same drain blocks more than twice in a year.
Water backs up in one fixture when you use another.
A persistent smell in a downstairs room or outside gully.
04 · Drainage
Blocked drains, toilets and sinks
We clear domestic blockages and, when it's recurring, we find out why instead of just clearing it again and charging you next year.
- Blocked toilet or sink
- £90–£130. Usually cleared within the hour.
- External drain / gully
- £140–£220 including rodding and a flush.
- CCTV survey
- £240. You get the footage and a written report — useful if it's a shared drain and the cost is split.
- Not covered
- Main sewer blockages under the highway are the water authority's responsibility. We'll tell you if that's your situation — it's usually free for you.
05 · Planned work
Bathrooms, kitchens and small installs
Full refits, or just the plumbing side of a job you're managing yourself. We're happy to work alongside your tiler and electrician.
- Tap or shower swap
- £110–£180, assuming the isolation valves actually work.
- Toilet replacement
- £180–£260 plus the unit.
- Full bathroom refit — plumbing only
- £1,400–£2,600 depending on layout changes and whether the floor is concrete.
- Lead time
- Three to five weeks for refits. We book a start date and stick to it.
On refits
We'll give you a written schedule before we start, and we don't ask for more than a materials deposit up front.
Dust sheets, a working toilet at the end of every day, and the site swept. That's the minimum.
Paperwork
CP12 issued same day, PDF by email, copy posted to the tenant if you want.
We'll diary next year's check automatically and remind you a month ahead.
Portfolio rates available above five properties.
06 · Landlords & agents
Gas safety, void periods and managed stock
We work with a handful of Bristol letting agents and about forty individual landlords. The point is that you don't have to chase us.
- Landlord gas safety record (CP12)
- £70 for one appliance, £12 per additional appliance at the same address.
- Void-period turnaround
- Survey within 48 hours of instruction. Written report with photographs.
- Emergency attendance for tenants
- Same terms as domestic. We'll copy you in on everything.
- Access
- We hold keys for managed properties under a signed key-holding agreement only.
Not sure which of these you need?
Describe the problem and we'll tell you. If it's not our work, we'll point you at someone who does it.
